Here are a few home tips to remember when you are considering purchasing a home.

1.First and foremost get prequalified. There’s no sense in looking at homes you can’t afford. Find your price range and stay within it. Call or email us if you would like us to get you in contact with a few lenders that we highly recommend no cost or obligation.

2.Write down some features you require in a home, such as number of bedrooms and bathrooms, garage, formal dining room, family room, great room, fireplace size of yard etc. Think about the type of lifestyle you and your family would like to have. Is privacy a concern? Do you want the type of neighborhood where you can easily walk your dog? Is ease of access to shopping schools important? By drawing up a list of the things you want and ranking them in importance, you’ll have a guideline for assessing the different neighborhoods you’ll soon be researching. These items you absolutely cannot live without.

3.Make you a list of preferences, such as number of stories, the age of the home and amenities. These are the things that would be nice to have but not requirements.

4.Think carefully about what neighborhoods you like. Remember Real Estate’s key words are Location, Location, and Location. It is preferable to buy a home that is in an up-and-coming or well-cared for area. Homes in areas that are declining may lose value and never recover.

5.Schools of MOST importance in my opinion. Remember to do your research on the schools even if your children are grown or you may not have children it is important for re-sale. Fayetteville School Reports.

6.Consider the crime rate and local crime statistics. Go to the local police or sheriff’s department. These offices should have a board that pinpoints crimes that have taken place in your area.

7.See as many different homes in your price range as you can. With each home that you see, write down as many features and important items as necessary to help you remember the home. Believe me after looking at about 3 or 4 you tend forget certain items. Consider how your belongings will look in each home. Will your furniture match or blend with the style and layout of the home? Or will you have to spend money on new furniture?

8.DO SOME DIGGING take advantage of all the technology today. Take a drive alone plan a day of investigating the neighborhoods. Bring the whole family as everyone’s perspectives and observations are important. Talk to neighbors; check out the neighborhood at different times of the day.

Disclosure Laws >Read the Fine Print

Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.

Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.

Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.
